When we purchased our home, it was in serious need of maintenance and repair!
One of the projects we took on, and completed, was updating this older garage door.

It was work, scraping off the layers and layers of paint, but purchasing a new door was totally out of the picture. Often, we don’t need to buy something new. With a little work and/or maintenance an item can be used for a long time.
After this door was striped and stained, we did some regular maintenance to ensure it was in good working order for many years to come.
GARAGE DOOR MAINTENANCE TIPS
- EVALUTE – Visually inspect all hinges (for cracks), rollers, track and cables on a regular basis.
- HARDWARE/PARTS – Replace or tighten any hardware and/or parts. I.e. Roller brackets, bolts, rollers, weather-stripping, etc. *We do not recommend you do this if you are unfamiliar with these repairs. When in doubt, leave it to a professional.
- CLEAN – You can easily clean the garage door tracks with an old toothbrush.
- LUBRICATE – This is the biggest help to keep your door running smoothly for many years to come. When parts are properly lubricated, they won’t have as much wear and tear or grinding on the track which will make it last longer and run smoothly.
3-IN-ONE Garage Door Lube provides quick-drying, high-performance lubrication for garage door systems in a no-mess formula. It can help maintain the operation of residential or commercial garage door system. Apply f 3-IN-ONE Garage Door Lube to hinges, tracks, chains, pulleys, and latches to prevent rusting, corrosion, sticking and squeaking. The lubricant also dries quickly – without leaving a messy residue – and minimizes dust accumulation.
Over two years later, our garage stain still looks fantastic and the door runs like new – thanks to normal maintenance and 3-IN-ONE Garage Door Lube.

Thanks Kirstin!
Love this post! But I may be a bit biased since I work for a garage company I’m the Rogue Valley (; Great tips & the door looks great!
Emily, Nice to meet a fellow Rogue Valley resident!
So we have a very expensive glass garage door and I’m glad you posted this! We can’t afford to have anything go wrong. I’ve been concerned about keeping it tip top so am glad to hear about this product. Thank you!

It really is something we use to keep the garage door running smoothly. Thanks for stopping by!!!!
Love how that garage door turned out! I’ll tell hubby about this spray. He just tightened up all the screws on ours hoping to close off some of the cold creeping through the sides (our garage is actually our home gym not for cars). We are looking into buying one of those privacy garage door super screens for the Spring/Summer. Now I want to paint the garage door…another project to add to the list!
Angie, The lube is so great at keeping the door in good working order- really!!!!! And I totally love those screen doors for the garage. Maybe one day we will add one as well. Thanks for stopping by!
I love these tips – so helpful!
Thank you Heather. Our garage door is as good as new. We even used the lube on our sliding glass door and it slides like a dream.
Wow, it looks so great! Thanks for the info about maintaining all the parts of the door as well – definitely going to start this with our garage doors so they last!
Jenna, It will run smooth as butter!
The refinish looks great! We had to replace ours when we bought our house. Not only did the glass end up breaking out of one of the doors just after we closed, but they didn’t shut all the way because the garage floor had sunk! We had to have it jackhammered out and repoured before we could get new garage doors! Thanks for sharing at #HomeMattersParty
Emily, Oh wow! That sounds like a ton of work! Thanks so much for stopping by!
Nice tips. Will definitely consider them next time when our door is up for maintenance.
Thanks for the post 🙂
Thanks Jessica!
